HAWAII KAI SINGLE FAMILY LISTINGS AND SALES through Feb. 28, 2011Numbers of active listings decreased, those in escrow increased, and closed sales remained the same in February.
In February, 7 homes again sold, priced from $684,000 in Koko Head Terrace to $1,600,000 in Kamehame Ridge. Three sales were over $1,000,000, NaPali Haweo, Spinnaker, and Kamehame Ridge. *In January, 7 homes sold, ranging from $695,000 in West Marina, a Cottages unit in Peninsula, to $5,750,000 in Triangle. Three of the 7 sales were over $1,000,000, 2 in Triangle and one in NaPali Haweo. *In December, 19 homes sold. The low price was $585,000 in Kalama Valley, and the high $2,200,000 in Portlock. Nine homes over $1,000,000 closed, in Mariners Ridge, Spinnaker Isle, Kamilo Nui, Koko Villa, NaPali Haweo, Triangle, West Marina, Koko Kai, and Portlock. *In November, 10 homes sold. The low price was $684,500 in Koko Head Terrace, and the high $1,500,000 in Kealaula Kai. Six homes over $1,000 closed, in Triangle, Mariners Cove, Koko Villa, Queens Gate, Kamehame Ridge, and Kealaula Kai. *In October, 20 homes sold. The low price was $540,000 in Mariners Valley, and the high $1,650,000 in NaPali Haweo. Five homes over $1,000,000 closed, in West Marina, Triangle, Luna Kai, Kamehame Ridge, and NaPali Haweo. *In September, 20 sales closed. The low price was $590,000 in Lower Hahaione Valley, and the high $5,850,000 in Koko Kai. Eight homes sold over $1,000,000, Mariners Ridge, Kalama Valley, Triangle, Upper Hahaione Valley, NaPali Haweo (2), Mariners Cove, and Koko Kai. *In August, 21 homes again sold. The low price was $517,000 in Kalama Valley, and the high $2,700,000, the sales for 2 homes, one in Portlock and the other in Koko Kai. Six homes closed over $1,000,000, in Triangle, NaPali Haweo, Spinnaker Isle (2), Koko Kai, and Portlock. *In July, 21 sales closed, from $311,350 for a Fee Available in Kalama Valley, to $2,200,000 in NaPali Haweo. Four homes sold over $1,000,000, in Triangle, West Marina, and Portlock, in addition to NaPali Haweo. *In June, again 16 homes closed, ranging from $590,000 in Kalama Valley, to $1,300,000 in Triangle. Two sales were $1,000,000 and above, in Queens Gate and Triangle. *In May, 16 homes sold, from $530,000 in Koko Head Terrace to $7,800,000 in Koko Kai. Six sales were above $1,000,000, in West Marina, Mariners Cove, Kealaula Kai, Triangle, and 2 in Koko Kai. *In April, 13 homes sold, from $515,000 in Kalama Valley to $2,350,000 in Koko Kai. Three sales were over $1,000,000, West Marina, Mariners Cove, and Koko Kai. *In March, 24 homes sold, from $525,000 in Koko Head Terrace, to $2,167,000 in Portlock. Five sales were over $1,000,000, West Marina, Kamilo Nui, Triangle, Koko Kai, and Portlock.
With such a wide spread of prices, you can see the diversity in price and style of homes for sale in Hawaii Kai. Waterfront or marina front always brings the highest prices, and ocean views are a close second. In February, 13 condos sold, from $448,000 (LH) in Mawaena Kai, to $785,000 in Koko Isle. *In January, 12 units closed, from $359,900 (LH) in Mawaena Kai, to $800,000 in the Peninsula. *In December,19 condos sold, from $390,000 (LH) in Kuapa Isle, to $789,500 in Mawaena Kai. *In November,16 condos sold, from $401,000 in Mariners Village 3, to $1,350,000 in Kalele Kai. *In October,18 condos sold, from $360,000 in the Mauna Luan to $700,000 in Peninsula. *In September, 16 condos closed, from $380,000 in the Heritage House, to $767,500 in Peninsula. *In August, 15 condos sold, from $365,.000 in the Heritage House, to $1,030,000 in Kalele Kai. *In July, 22 condos sold, from a low of $377,000 in the Mauna Luan, to $780,000 in Peninsula. *In June, 22 condos closed, ranging from a low of $365,500 in Lalea, to $819,000 in Kalele Kai. *In May, 18 condos sold, from a low of $361,000 in the Mauna Luan to $735,000 in Kuapa Isle. *In April, 25 condos sold, from a low of $225,500 (FA) in Koko Isle, to a high of $795,000 in the Peninsula. *In March, 14 condos sold, from $396,000 in the Colony to $690,000 in the Peninsula.
