Hawaii Kai Real Estate Sales Statistics

HAWAII KAI SINGLE FAMILY LISTINGS AND SALES
for the six-month period ending July 31, 2010

In July, 21 sales closed, from $311,350 for a Fee Available in Kalama Valley, to $2,200,000 in NaPali Haweo.  Four homes sold over $1,000,000, in Triangle, West Marina, and Portlock, in addition to NaPali Haweo.

In June, again 16 homes closed, ranging from $590,000 in Kalama Valley, to $1,300,000 in Triangle.  Two sales were $1,000,000 and above, in Queens Gate and Triangle.

In May, 16 homes sold, from $530,000 in Koko Head Terrace to $7,800,000 in Koko Kai.  Six sales were above $1,000,000, in West Marina, Mariners Cove, Kealaula Kai, Triangle, and 2 in Koko Kai.

In April, 13 homes sold, from $515,000 in Kalama Valley to $2,350,000 in Koko Kai. Three sales were over $1,000,000, West Marina, Mariners Cove, and Koko Kai.

In March, 24 homes sold, from $525,000 in Koko Head Terrace, to $2,167,000 in Portlock.  Five sales were over $1,000,000, West Marina, Kamilo Nui, Triangle, Koko Kai, and Portlock.

In February, 11 homes sold, from $545,000 in Kalama Valley, to $2,500,000 in Koko Kai.  There were 3 sales over $1,000,000, in Anchorage, Luna Kai, and Koko Kai.

In January, 10 sales closed, from $704,000 in Mariner's Valley, to $1,225,000 in Triangle. There were 5 sales over $1,000,000, in Koko Villa, West Marina, Luna Kai, and Triangle (2). 
In December, there were 18 sales, with a low of $630,000 in Kalama Valley, and a high of $1,425,000 in NaPali Haweo.  In November, 12 homes sold, with a low of $672,000 in Mariner's Valley, and a high of $1,075,000 in NaPali Haweo.  For October and September, 26 sales closed each month, with a low of $515,000 for a zero lot line home in Kalama Valley, and a high of $2,500,000 in Triangle.  

With such a wide spread of prices, you can see the diversity in price and style of homes for sale in Hawaii Kai.  Waterfront or marina front always brings the highest prices, and ocean views are a close second.  Location, of course, determines the view in Hawaii Kai. 

Numbers of active listings in Hawaii Kai increased again in July,  showing seller motivation to capture the active buyers, and pending sales increased substantially.  The number of closed sales also increased, reflecting strong buyer interest and the availability of historically low rates.

HAWAII KAI CONDOS LISTINGS AND SALES
for the six-month period ending July 31, 2010

The number of active condo listings and those in escrow decreased in July.  But sales increased , reflecting increased buyer interest from the low rates, as with single family sales.   

In July, 22 units sold, from a low of $377,000 in the Mauna Luan, to $780,000 in Peninsula.  In June, 22 condos closed, ranging from a low of $365,500 in Lalea, to $819,000 in Kalele Kai.   In May, 18 condos sold, from a low of $361,000 in the Mauna Luan to $735,000 in Kuapa Isle.
In April, 25 condos sold, from a low of $225,500 (FA) in Koko Isle, to a high of $795,000 in the Peninsula.  In March, 14 units sold, from $396,000 in the Colony to $690,000 in the Peninsula. In February, 6 units sold, from a low of $440,000 - one in Kaimala Marina and one in Mawaena Kai (FA), to a high of $710,000 in the Peninsula.  In January, 15 units sold, from a low of $360,000 in the Mauna Luan, to a high of $738,000 in the Peninsula.
