On the way from Sandy Beach to Kalama Valley, on the right, is the gated community of Queens Gate, with 153 houses built in the late 1970s, most of which are on the Hawaii Kai Golf Course. These houses are larger than average, with around 2,000+ sq ft, on lots ranging from just under 7,000 to over 11,000 sq ft. There are 2 sections, Queens Gate 1 and 2, and just a few streets, so the area is very homogeneous and tightly-knit. This neighborhood is very desirable in today’s market. Amenities in the community include tennis courts, racquetball courts, and a recreation center. 7 sales in 2007 ranged from $905,000 for an off-golf course house to $1,579,000 for a beautifully remodeled house on the golf course. In 2008, nine homes sold, from $862,500 to $1,300,000. In 2009, 11 homes closed, from $752,000 to $1,000,000. The highest sale was golf course frontage with a detached studio with bath, close to Sandy Beach. Through July, 2010, 6 homes have closed, from $925,000 to $1,295,000. Three of the sales were $1,000,000 or higher.
