Hawaii Kai Home Sales in 6-months ending 4.30.09
Not just because I follow the real estate market in Hawaii Kai for business reasons, but I also find it interesting what the high and low sales in single family homes and condos were for a particular month or timeframe. Buyers' tastes change, and I not only need to be on top of the trends, but want to know so I can offer the best service possible.
Sales prices are definitely going down - visit my real estate market news page on MoveToHawaiiKai.com. I can't remember when a house sold for under $500,000 or a condo for under $300,000, even leasehold. But they did in March and April. Here are the highest and lowest home sales (except for a gorgeous home in Koko Kai that sold for $8,250,000) during the last 6 months in Hawaii Kai:

Kalama Valley:
This is a home built in 1986, 1,038 sq ft, 2 bedrooms/2 baths, on a 4,000 sq ft lot. It was listed at $595,000, sold for $487,000, and was on the market 117 days. Kalama Valley is a few minutes away from the hub of Hawaii Kai over the spine of Koko Crater.

Portlock:
This is a home built in 2002, 4,625 sq ft, 5 bedrooms/3.5 baths, on a 14,549 sq ft lot. It was orignally listed at $3,450,000, sold for $2,300.000, and was on the market for 230 days. Portlock is one of the most prestigious neightborhoods in Hawaii Kai.

This is a townhome built in 1969, 1,332 sq ft, 3 bedrooms/2.5 baths, on the marina. It was listed at $285,000, leasehold, sold for $273,000, and was on the market 88 days. The fee was available for $303,300; maintenance fees $638.

Kuapa Isle:
This is a waterfront home built in 1970, 1,557 sq ft, 4 bedrooms/3 baths, with a carport. It was orignally listed at $830,000, sold for $775.000, and was on the market for 16 days. Kuapa Isle is one of the most preferred marina complexes in Hawaii Kai.
